Your Own Private Valley in Nevada!
In a time of economic downturn, organic farming is still on the rise, and organic foods now occupy prominent shelf space in the produce, meat and dairy aisles of most mainstream U.S food retailers. One obstacle some organic farmers have experienced is keeping up with growing demand. This is a dilemma that most successful companies would like to have.
Here is an excellent opportunity to acquire a ranch suitable for organic production located in a tax-friendly state. The Stanley Ranch near Yerington, Nevada has the potential to meet your organic farming needs, and has plenty of good water.
This beautiful and private ranch of 198 acres sits peacefully astride one mile of the Walker River. It is located 20 miles northeast of Yerington, Nevada and 76 miles southeast of Reno.
There are 106 acres of laser-leveled alfalfa fields that have been chemical-free for the past eight years. The Stanleys have applied for Organic Certification for all fields.
The irrigation system meets or exceeds the needs of most commercial farmers. There are two large irrigation pumps on the property The irrigation pump from the well can move water at 750 GPM, with a 600 AF allotment. The Walker River diversion can pump 1550 GPM through 30 inch pipes, with a 263.46 AF allotment. This water for gravity distribution is stored above the fields in a irrigation reservoir with a holding capacity of 70 AF, stocked with large mouth bass and brim.
Mr. Stanley, rancher, retired manufacturer and civil engineer, has put into place four-way fuel protection buildings for both pumps to protect land from a possible spill. The powerful irrigation pumps have been beautifully maintained. The wide roadway around all fields is built up above historic flood levels.
There are three houses on the ranch, each sited for privacy, that contain a total of ten bedrooms and seven baths:
- The Historic Lodge House, with a lovely modernized rustic aspect and fabulous kitchen.
- The Julian House, with newly remodeled knotty pine kitchen and custom Baldwin pergola.
- The Log House with cathedral ceiling in the living room and porch overlooking the ranch.
All houses have fireplaces, are remodeled and up to date.
The Stanley Ranch is also a beautiful and efficient equestrian breeding and training facility. The ranch has a twelve-stall custom barn, 76’ x 144’ indoor Cover-All arena, an outdoor arena, a free jump arena (Hitchcock pen), and a full size Dressage court. There are 18 horse pens, most are one to two acres, completely fenced with 5’ non-climb wire, all with Nelson automatic waterers, horse feeders, and Powder River gates.
In addition to 198 deeded acres, Stanley Ranch has the rights to the 25,000-acre ‘Desert Mountain’ Bureau of Land Management allotment. This allotment gives winter grazing rights for 168 cow/calf pairs. There are three water wells on this BLM land spaced over the 25,000 acres, each with stock watering tanks.
There are so many quality improvements on this ranch, it would take pages to detail them.
